What is a construction estimate?
A full building estimate is a bill of quantities. A contractor’s working estimate for one room can be shorter, as long as each trade the client might remove is still its own line.
This page is for that working number: masonry, plaster, flooring, and labour on a small site job. It is not a structural drawing and not a municipal estimate.
What should a construction estimate include?
Measure the room, then add one line per trade you are responsible for. The sample covers a 4.5 inch partition, internal plaster, floor tiles, and mason days. Cement, sand, and steel are inside those rates, which is honest only if you write “material and labour”.
If the client is buying cement, pull material onto a material list and keep labour here. Painting and wiring can sit on this estimate or go out as their own PDFs. Write exclusions in the terms.
Construction pricing methods
Trade-wise
Brickwork, plaster, flooring, and labour each have lines. A trade the client cancels can come off without reopening the whole room.
Material + labour
Say “including material” when cement and sand are inside the rate. Split them when the client pays the shop.
Item rate
Quantity, unit, and rate for each measured item. Square feet for plaster and tile, days for a mason, numbers for fittings.
Day rate
Mason and helper by the day when the work is opening and closing rather than a measured area. Do not also hide those days inside the square-foot rate.
Client buys cement
Labour stays on the estimate. Bags, sand, and steel go on the material list so the shop bill can be checked.

Questions
Should cement and sand be separate?
Separate them when the client pays the shop directly. Keep them inside the trade rate when you are supplying everything, and say “including material”.
How do I estimate steel and concrete?
Do not hide them in a plaster rate. Add lines from your own measurement. WorkQuote will not calculate structural quantities for you.
Can painting and wiring sit on the same estimate?
Yes. Add those lines, or send the painter and electrician formats as their own PDFs if another gang is doing them.
