What is an estimate?
An estimate is how you price the job before cement, boards, or wire are purchased. It is the number the client approves, and the list you buy against. If those two drift apart, the missing material comes out of your margin.
A lump sum is hard to defend when a size changes. Lines show where the money goes.
What should an estimate include?
Client, site, and one line per material and labour gang: description, quantity, unit, rate, and amount. Put wastage inside the quantity you can explain, not as a mystery row.
Keep a separate material list when the client is buying, or when you want the site receipt checked against the estimate. Both can sit on the same project after you sign in.
Ways to build an estimate
Quantity × rate
The amount is the quantity times the rate you type. You should be able to redo that multiplication in front of the client.
Trade by trade
Masonry, flooring, paint, and wiring each get lines. A trade the client might remove should not be buried in another rate.
Wastage in the quantity
For tiles, boards, and wire, add the extra in the quantity and say so. A line called “wastage” with no basis starts an argument.
Client-supplied material
If they pay the shop, keep labour on the estimate and purchases on a material list. Do not charge the material again.
Selling rate, not the shop bill
The PDF shows the rate you enter. Many contractors type the rate they charge, not their purchase price.

Questions
Should the estimate include wastage?
Yes, inside the quantity. For tiles, boards, and wire, contractors usually add a small extra in the quantity rather than a mystery line called wastage. Write it so you can explain it.
Can the client see my purchase rate?
Only if you type it. The PDF shows the rate you enter. Many contractors enter their selling rate, not the shop bill.
